There is no shortage of both rural and urban building plots around the island, so be sure to explore your desired areas fully, to make sure you have a really good feel for the surrounding areas.

Below are just a few of the main tips we would offer someone (there is far to many to include them all) who is considering building their own slice of heaven on this wonderful island
- Be patient – If you’re moving to Mallorca then there are many things you need to get in order before you can do certain things. Sorting out your Residencia, NIE Number, and Social Security can all be stressful on their own. There are some very good agencies on the island, such as Mallorca Solutions, who can remove most of the paperwork and stress from the process. They will also be able to liaise with local offices, ensuring all the correct building permits and licensees are obtained.
- Be thorough – To obtain a building permit on Mallorca, you must have a team in place and ready to proceed. Your team must consist of an architect, builder, and a project manager. When you’re selecting the people to do the job, be sure to check their references and other recent work. It is a big commitment, and it is not unreasonable to want to be sure you’re picking the best people for the job.
- Budget – When you plan your build be sure to factor in a realistic contingency, as a large proportion of these projects run over budget. Nothing is more stressful than having three quarters of your dream home and running out of money. If you’re unsure of the best way to plan the budget then why not use one of the many architects on the island to project manage the build for you. It can add to the budget, but in our experience, the expertise and organisation usually pays dividends.
- Knowledge – Good local knowledge is another element that can’t be underestimated. Different town halls and regions will have different rules regarding building. Before committing to a plot, make sure you know all of the relevant information, is it protected land? What is the percentage you can build on? Are there any height restrictions? Ask as many questions as possible, and be sure to clarify any points you’re unsure of.
- Communication – Whether it is with the architect, bank, or gestoria, you need to have a clear understanding of what is being arranged. If you’re not fluent in Spanish, and they are not fluent in your native language, then make sure someone is present who can bridge the gap for you.
- Be flexible – Sometimes what you have designed as your ideal family home cannot be built. Whether it is budget constraints, local laws or licensees, or simple impracticality, being prepared to compromise a little can save a lot of time and heartache.
